When should I contact a builder? It’s best to contact a builder early—ideally before you finalize land or plan decisions—so we can help shape your design, budget, and schedule from the start. Early involvement improves coordination and reduces surprises.

Do you offer consultations? Yes. We offer discovery meetings to explore your custom home needs, walk through options, discuss budgets, and outline next steps toward beginning your custom home project

Do you build fully custom homes or use plans? 3 Pillar Homes specializes in custom homes, meaning we fully design and build homes that are tailored to your lifestyle and preferences. While we offer floor plans for inspiration, we can completely design or adapt plans to fit your vision and needs. 

Do you build on client-owned lots? Yes, we build on client-owned lots in the Central Ohio area, allowing clients to bring their own property into the custom home process. 

Can you help with land selection? We assist clients in evaluating potential home sites in the Central Ohio market to ensure suitability for the home design and goals. We help guide land selection based on location preferences, school districts, and community features.

Do you offer design-build services? Yes, 3 Pillar Homes provides a client-centric design-build approach where our team collaborates with you from concept through construction, ensuring a unified process focused on quality and design.

COST & PROCESS

How much does it cost to build a custom home? Custom home costs vary based on design features, size, lot conditions, finishes, and selections. Because every project is tailored to clients’ needs and lifestyle, we provide personalized pricing during the discovery and design phase after learning your goals and specifications.

What is the minimum budget to work with your firm? While budgets depend on market conditions and client selections, building a true custom home with 3 Pillar Homes typically begins in the mid to upper $600,000 range and adjusts based on scope, size, and design choices. We work with clients to establish realistic budgets during early planning.

How long does it take to build a custom home? On average, the process of designing, budgeting, pre-permitting and constructing a custom home takes approximately 14+ months. Our sales team is happy to walk you through each step in more detail.

What factors affect the cost of a custom home? Key cost drivers include lot type and development costs, home size and architectural complexity, interior finishes and product selections, site work (grading, utilities, landscaping), and any unique design features or structural requirements. All these items are reviewed with you during the planning process.

How do I secure a lot? Securing a lot begins with a 10-day lot reservation period. During this time, we prepare a pricing sheet outlining the base home price, available options and the lot cost. At the end of the 10 days, you may either cancel and receive your deposit back or move forward with the Design Agreement, at which point a non-refundable deposit is required. The design deposit will include design time with the in house residential designer and a a design preview with the designer.

What areas do you build in? We build custom homes in Central Ohio, including Powell, Dublin, Lewis Center, Delaware, Galena, Westerville, New Albany, Grove City and surrounding communities. We also build in "in-fill" communities such as Bexley, Upper Arlington and Worthington.
