    Do I have to buy the land first with cash or pay it off before I start building my dream home?

    No! Our preferred lenders offer construction to permanent mortgage loan options which allow you to bundle everything together into one seamless transaction. Depending on credit, profession, and income you could qualify for your custom home built on your own land with very little down. Let us know if you would like us to refer a couple loan professionals we have had great experiences with over the years to see which program works for you.

    How do I plan for excess costs, such as tree removal, excavation, landscaping, grass, utilities, etc.?

    As a courtesy, we are more than happy to walk the lot with you! We can help you visualize the location of your home and see if we identify any additional potential costs. Our sales professionals can also walk you through an anticipated budget to discuss cost estimates, so you have a better understanding and ease of mind when going through the building process.

    Do I have to hire my own contractors for my driveway, septic, well, etc.? Do I need to apply for my own building permits?

    No! Our team at 3 Pillar Homes take great pride in every detail! We can handle all permitting requirements. We choose to partner with the very best contractors, and can manage the process from start to finish for you!

    I know I want to build on land, but need some lot suggestions. What do I do?

    Always feel free to reach out to us, and we can share of inventory lots or land we are aware of in the area. There are also very talented realtors in Central Ohio who may also guide you in your decision, or open land/lots posted on Realtor.com, Zillow, etc. We are always willing to help where we can!

    Do you help with land preparation and site development?

    Yes. In addition to building your home, we help coordinate key site preparation steps such as utilities, septic systems, grading, and permits. Our team works with trusted partners to streamline the process and reduce the stress of building on raw land.
