Q: Why do so many products need to be ordered ahead of time?

A: Manufacturers and pro dealers stock a lower variety of products than they once did. There are various reasons for this—for example, just-in-time manufacturing and inventory management—but the bottom line is that a lot of items can’t just be picked up at the store. The order-to-delivery time can range from a day to a few weeks, depending on the product and the manufacturer. That makes timely selections crucial.

Q: What’s the most effective way to save energy?

A: Meaningful and impactful energy efficiency requires a comprehensive approach and commitment from the home’s design through construction and including the homeowners’ lifestyle habits. To pick just one method or material, such as attic insulation or high-performance windows, is a step in the right direction. However, this is only a small part of what could be accomplished by an all-inclusive approach.

Q: How do the homeowners’ decision-making skills affect the project timeline?

A: All building projects depend for their success on timely decisions. From approving the design before work starts, to choosing finishes as it nears completion, the ability to make timely decisions ensures that the project gets done more quickly. The inability to make choices only leads to delay and increases costs.

Q: Who services warranty claims?

A: In most cases, the company responding to the claim will be the one that did the work—the plumber for a leaky faucet, the flooring company for a flooring issue, and the builder for window problems. The best professional builders work only with trade contractors who stand behind their work and respond promptly and professionally to customers. The builder’s reputation relies on satisfied customers, so trade contractors who fail to meet these obligations are quickly replaced.

Q: What is in-floor radiant heating?

A: An in-floor radiant heating system is often a supplemental heating option within a home’s overall HVAC system. Flexible water pipes are embedded throughout a subfloor or concrete slab, typically where a tile or other masonry-based floor is to be installed. Then the pipes are covered with the finished floor material. As hot water circulates through the pipes, the temperature of the floor is raised, heating the entire room.

Q: What’s the difference between working with a production builder versus a custom builder?

A: Buying a production home is like buying a car from a dealership. Customers sit down with a sales consultant who helps them choose from one of the builder’s stock plans, and then from a limited menu of design options. It’s a well-defined process that works great for some people.

Q: Am I liable for accidents that occur during the construction of my house?

A: In most cases, no. Builders and their subcontractors carry liability and worker’s compensation insurance against job site accidents. In addition, they are regulated by the federal Occupational Safety & Health Administration (OSHA), as well as their insurers, to maintain a safe workplace, eliminate hazards, and train their workers in safe work habits and emergency response. Make sure that you follow your builder’s safety guidelines and procedures should you visit the job site.

Q: What’s meant by a “front formal” floor plan?

A: “front formal” floor plan means that the formal spaces—traditionally the living room and the dining room—are located along the front of the house, usually on either side of a formal entry foyer. The less-formal areas of the house, mainly the kitchen, are located along the back of the house and out of the immediate sight of guests entering from the front door. The front formal design has slowly gone out of style as casual, open floor plans and home offices have become more popular.

Q: Is the length of time a builder has been in business important?

A: Every contractor starts somewhere, and the best ones work hard during their early years to establish a good reputation. However, homeowners need to decide if they want to be part of someone’s learning process. One advantage of a contractor who has been in business for a decade or more is their longstanding relationships with subcontractors and suppliers. A high-quality contractor will develop relationships with high-quality subs, and these relationships have a lot to do with keeping the project on schedule.

Q: What is fiber-cement siding?

A: Fiber-cement siding is one of an increasing variety of exterior siding products. It is made of a fiber-reinforced lightweight concrete that is most often manufactured to look like clapboard (or lap) siding. Smooth or textured, and occasionally containing recycled content, it is more durable than wood, vinyl, or aluminum siding products and therefore costs less to maintain. Fiber-cement siding also serves as an effective thermal mass to minimize heat loss or gain through the structure, thus reducing energy use and costs.
